The Brief
The brief was to identify the key improvements that would have the greatest impact on buyer perception and value, without undertaking unnecessary works. The focus was on creating a polished, cohesive and market-ready presentation that would showcase the property's potential and position it competitively in the market.
The Challenge
The property required targeted improvements to bring it up to the standard expected by buyers in the Potts Point market. Key areas including the carpet, painted surfaces and existing flooring were impacting the overall presentation. The challenge was to transform these areas efficiently while ensuring the investment in works translated into stronger buyer appeal.
Our Strategy
We focused on high-impact cosmetic improvements that would immediately elevate the property's presentation. The strategy centred on replacing the existing carpet, refreshing painted surfaces and professionally sanding and restoring the existing timber flooring. The priority was to create a cleaner, fresher and more cohesive aesthetic while focusing investment on the areas that would have the greatest impact on buyer perception.
Scope of Works
- —Replacement of existing carpet
- —Internal painting and preparation of key areas
- —Professional sanding and restoration of existing timber flooring
- —Finishing of timber floors to enhance their natural appearance
- —Final preparation ahead of buyer inspections and negotiations
SELLING AGENT ENDORSEMENT
